Proses pembangunan sebuah proyek kostruksi kerap terjadi sesuatu yang tidak diinginkan seperti terjadinya keterlambatan pekerjaan pada proyek. Dalam pelaksanaan proyek konstruksi, keterlambatan pekerjaan proyek dapat terjadi karena berbagai faktor. Keterlambatan proyek dapat berakibat pada biaya pelaksanaan yang dapat meningkat atau dapat dikatakan proyek tersebut mengalami kerugian. Dalam hal tersebut dibutuhkan manajemen waktu yang baik, agar keterlambatan tersebut dapat dihindari dan proyek dapat diselaikan dengan baik. Tujuan dalam penulisan tugas akhir ini yaitu untuk menganalisa faktor–faktor penyebab keterlambatan pekerjaan pada Proyek Gedung Kantor Pelayanan Publik kota Cimahi, restrukturisasi terhadap penjadwalan proyek berupa percepatan proyek untuk mengatasi keterlambatan penyelesaian proyek dengan menggunakan metode percepatan (crashing). PT. Pola Mitra Jaya menangani Proyek Gedung Kantor Pelayanan Kota Cimahi dengan total biaya sebesar Rp. 32,007,777,157.78 dan durasi proyek selama 135 hari. Proyek tersebut memiliki rangkaian aktivitas yang kompleks sehingga sangat berisiko terjadi masalah yang menimbulkan keterlambatan. Data yang digunakan yaitu hasil observasi, wawancara, daftar aktivitas, time schedule, kurva S, RAB, hubungan antar aktivitas, dan jumlah tenaga kerja dari proyek. Penulisan tugas akhir ini menyimpulkan bahwa diperoleh maksimal durasi dapat dipersingkat yaitu 93 hari dengan total biaya sebesar Rp. 32,256,124,892. Dengan durasi penyelesaian proyek dapat lebih cepat 42 hari dari durasi normal. Dengan demikian, percepatan proyek dapat menjadi opsi/pilihan yang tepat untuk mengatasi masalah keterlambatan supaya proyek dapat selesai sesuai dengan rencana.

The process of building project often happens something unwanted, such as the delay in work of project. The Project work delays may occur due to varioust factors. The Project delays can result in implementation costs which can increase or it can be said that the project experiences losse. In this case, good time management is needed, so that these delays can be avoided and the project can be completed properly. The purpose in this writing final task is to analyze delay factors on Cimahi Public Service Office Building, restructuring of project scheduling in the form of project acceleration is needed to overcome the delay in project by applying the crashing method. PT. Pola Mitra Jaya handles Cimahi Public Service Office Building Project with a total cost of Rp. 32,007,777,157.78 and the duration of the project is 135 days. The project has a complex set of activities so it is very risky for problems to occur that cause delays. The purpose in this writing final task is to analyze delay factors on Cimahi Public Service Office Building, restructuring of project scheduling in the form of project acceleration is needed to overcome the delay in project by applying the crashing method. The data used are observations, interviews, list of activities, time schedule, S curve, RAB, the relationship between activities, and the number of workers from the project. This writing final task concluded that the maximum duration can be shortened, which is 93 days with a total cost of Rp.32,007,777,157.78. with the duration of project completion can be 42 days faster than normal duration. This, the acceleration of the project can be appropriate solution to overcome the problem of delay so that the project can be completed in accordance with the plan.
