Penelitian ini bertujuan untuk mengetahui tingkat profitabilitas yang dipengaruhi oleh struktur modal dan perputaran modal kerja pada perusahaan subsektor properti dan real estate yang terdaftar di BEI tahun 2012-2016, baik secara simultan maupun secara parsial. Metode penelitian yang digunakan dalam penelitian ini adalah metode deskriptif dan verifikatif dengan pendekatan kuantitatif. Populasi penelitian ini adalah laporan keuangan perusahaan properti dan real estate yang terdaftar di BEI tahun 2012-2016. Sampel dalam penelitian ini adalah enam perusahaan properti dan real estate. Pengujian statistik yang digunakan adalah analisis regresi linier berganda, uji asumsi klasik, uji koefisien korelasi pearson, uji koefisien determinasi, uji hipotesis dan menggunakan program bantuan aplikasi SPSS 21.0 for windows. Hasil penelitian menunjukan secara simultan tingkat profitabilitas dipengaruhi secara signifikan oleh struktur modal dan perputaran modal kerja, dimana setiap terjadi peningkatan pada struktur modal dan perputaran modal kerja akan dapat meningkatkan profitabilitas. Sedangkan secara parsial menunjukan bahwa tingkat profitabilitas dipengaruhi secara signifikan oleh struktur modal, dimana setiap terjadi peningkatan pada struktur modal akan dapat meningkatkan profitabilitas. Serta tingkat profitabilitas tidak dipengaruhi secara signifikan oleh perputaran modal kerja, dimana setiap terjadi peningkatan pada perputaran modal kerja akan dapat meningkatkan sedikit profitabilitasnya.

This study aims to determine the profitability influenced by capital structure and working capital turnover in property and real estate subsector companies listed on Indonesian Stock Exchange period 2012-2016, either simultaneously or partially. The research method used in this research is descriptive and verification method with a quantitative approach. The population of this research is the financial statements of property and real estate companies listed on the Stock Exchange in 2012-2016. The sample in this research are six property and real estate companies. The statistical test used is multiple linear regression analysis, classical assumption test, Pearson correlation coefficient test, coefficient of determination test, hypothesis test and using SPSS 21.0 for Windows application assistance program. The results showed simultaneously the profitability significantly influenced by the capital structure and working capital turnover, where any increase in the capital structure and working capital turnover will increase profitability. While partially shows that the profitability significantly influenced by the capital structure, where any increase in the capital structure will increase profitability. And the profitability has no significant effect by working capital turnover, where any increase in the capital structure will increase a little of profitability.
