Ada beberapa faktor yang mempengaruhi keputusan perusahaan dalam membayar dividen. Laba Bersih dan ketersediaan kas adalah salah satu faktor utama untuk menentukan besarnya dividen. Tetapi masalah yang terjadi pada perusahaan property dan real estate yaitu ketika perusahaan mengalami kenaikan Net Profit Margin dan Cash Position, Dividend Payout Ratio yang dibagikan perusahaan cenderung kecil dan atau turun. Penelitian ini bertujuan untuk mencari seberapa besar pengaruh Net Profit Margin terhadap Dividend Payout Ratio, dan mengetahui seberapa besar pengaruh Cash Position terhadap Dividend Payout Ratio pada perusahaan sektor property dan real estate yang terdaftar di Bursa Efek Indonesia. Metode penelitian ini yaitu metode deskriptif dan verifikatif. Metode analisis yang digunakan yaitu metode regresi linear berganda. Sampel penelitian ini yaitu 50 laporan keuangan sektor property dan real estate terdaftar di Bursa Efek Indonesia selama periode 2011-2015. Metode penarikan sampel yang digunakan yaitu metode purposive sampling. Hasil hipotesis penelitian ini menunjukkan bahwa Net Profit Margin memiliki pengaruh yang positif signifikan terhadap Dividend Payout Ratio. Cash Position memilki pengaruh yang positif signifikan terhadap Dividend Payout Ratio perusahaan sektor property dan real estate yang terdaftar di Bursa Efek Indonesia selama periode 2011-2015.

There are several factors that can influence a company's decision in terms of payment of dividends. Net income and cash availability of the company are key factors in determining the amount of the dividends. But the problems that occurred in the property and real estate companies when the company is experiencing a rise in Net Profit Margin and Cash Position, Dividend Payout Ratio distributed by companies declined. The research was purpose to find out how much influence of Net Profit Margin to Dividend Payout Ratio. To find out how much incluence of Cash Position to Dividend Payout Ratio in the property and real estate companies that listed on Indonesia Stock Exchange. The research method is using descriptive and verificative method. The analysis method using multiple regression analysis. The sample in this study were 50 of financial statements of property and real estate companies that listed in Indonesia Stock Exchange on Period 2011-2015. The sample is using purposive sampling method. The result of hypothesis tested in this study conclude that Net Profit Margin have positive significant effect on Dividend Payout Ratio. Cash Position have the positive significant effect to Dividend Payout Ratio in the property and real estate companies listed in Indonesia Stock Exchange on Period 2011-2015.
