RTH Wisata Kp.Torobosan memiliki luas 6.742 m2 dan berkualitas rendah. Hal ini, berdasarkan kondisi RTH yang ditinjau dari kriteria fasilitas dasar dan kriteria fasilitas rekreasi. Tujuan proyek ini untuk menghasilkan rancangan redevelopment aset fasilitas RTH, dan perhitungan estimasi biaya redevelopment aset fasilitas RTH. Landasan teori yang digunakan meliputi perancangan aset fasilitas berdasarkan tiga aspek rancangan redevelopment RTH yakni locational condition, physical condition, dan greenery condition dan estimasi biaya redevelopment. Metode proyek yang digunakan yakni analisis deskriptif dengan pendekatan kualitatif dan kuantitatif. Pengumpulan data primer dilakukan melalui observasi, wawancara dan studi banding, serta data sekunder melalui studi dokumentasi. Proyek redevelopment ini menghasilkan, (1) Rancangan locational condition meliputi zonasi fasilitas RTH yang terdiri dari zona publik, semi publik, dan semi privat. Rancangan physical condition meliputi fasilitas dasar yang terdiri dari 23 unit tempat duduk; 331 m2 tempat parkir; 25 unit lampu penerangan; 12 unit tempat sampah; 7 unit papan petunjuk; jalan setapak sepanjang 223 m; jalur akses pejalan kaki sepanjang 7 m dan jalur akses kendaraan seluas 31,5 m2; area tempat makan seluas 96 m2; 3 unit toilet; 1 unit tempat beribadah dan pintu masuk serta fasilitas rekreasi yang terdiri dari fasilitas bermain anak set, ayunan kayu, dan jungkat-jungkit; alat fitness set, lapangan futsal, jogging track, wall climbing, flying fox; dan fasilitas relaksasi gazebo dan plaza. Rancangan greenery condition meliputi vegetasi erpah hias ungu, kucai mini, dan alamanda rambat. (2) Total estimasi biaya redevelopment aset fasilitas Wisata Kp.Torobosan jika dikembangkan pada tahun 2020 adalah Rp.1.679.030.932. Luaran proyek yang dihasilkan yaitu poster layout rancangan fasilitas berupa 2D (dua dimensi) dan rancangan fasilitas berbentuk videography 3D (tiga dimensi). Wisata Kp.Torobosan has 6.742 m2 area and the quality is bad. It is based on quality criteria of green open space consist of basic facilities and recreational facilities. The aim of this project is to produce a green open space facility asset redevelopment design based on the GOS redevelopment design aspects, as well as calculating the estimated cost of redevelopment of GOS facilities. Grand theory that used includes the design of facility assets based on three aspects of green space redevelopment design, namely locational conditions, physical conditions, and greenery conditions (Lee et al, 2014) and estimated redevelopment costs (Prawoto, 2014). The project method used is descriptive analysis with qualitative and quantitative approaches. Primary data collection is done through observation, interviews and comparative studies, and secondary data through documentation studies. This redevelopment project result are (1) The design of asset redevelopment based on locational conditions aspect include zoning for green open space facilities consisting of public, semi-public and semi-private zones. The physical condition design includes basic facilities consisting of 23 seating units; 331 m2 of parking space; 25 units of lighting lamps; 12 units of trash cans; 7 units of instruction boards; footpath 223 m long; pedestrian access points covering 7 m and vehicle access points 31.5 m2 area; a food area is 96 m2; 3 toilets; 1 unit of prayer room and entrance as well as recreational facilities consisting of children's play sets, wooden swings, and see-saw; fitness equipment, futsal court, jogging track, wall climbing, flying fox; and gazebo and plaza. The greenery condition design includes vegetation with ornamental purple shards, miniature chives, and natural vines. (2) The total estimated cost of asset redevelopment for the Wisata Kp.Torobosan facilities in 2020 is IDR 1,679,030,932. The resulting project output is a 2D (two-dimensional) facility design poster and a 3D (three-dimensional) videography design.
