Plaza Summarecon Agung adalah salah satu unit gedung milik PT Summarecon Agung Tbk. Kondisi eksisting menunjukan terdapat identifikasi masalah pengoperasian aset meliputi kinerja kondisi fisik belum memenuhi standar Comprehensive Assessment System for Built Environment Efficiency (JSBC, 2015), kinerja fungsional belum optimal dilihat dari belum adanya teknologi pemanfaatan sumber energi alami dalam menunjang fungsi gedung, kinerja utilisasi belum optimal dilihat dari tingkat intensitas penggunaan energi yang relatif tinggi, dan kinerja finansial yang belum optimal dilihat dari aspek biaya relatif tinggi, dan nilai aset relatif rendah. Kebutuhan pencapaian sustainability gedung mendorong upaya pengubahsesuaian (Retrofitting) untuk meningkatkan kinerja gedung. Landasan teori yang digunakan pada penelitian ini adalah pendekatan Green Retrofit yang diadaptasi dari Liu et.al (2011), Yutong Li et.al (2017), Tan et.al (2018), dan Rahmawati et.al (2018). Tujuan dari penelitian tugas akhir yakni untuk mengetahui perencanaan pengembangan aset fasilitas gedung kantor Plaza Summarecon Agung berdasarkan pendekatan Green Retrofit. Metode penelitian yang digunakan yakni metode penelitian deskriptif dengan pendekatan kualitatif dan kuantitatif. Teknik pengumpulan data dilakukan dengan wawancara, dan studi dokumentasi. Perencanaan pengembangan aset fasilitas gedung kantor Plaza Summarecon Agung berdasarkan pendekatan Green Retrofit dilakukan pada dimensi Lighting, Heating Ventilation Air Conditioning (HVAC), Water Use, Site Use, Electrical, Building Envelope, Transportation, dan Green Campaign. Estimasi biaya perencanaan pengembangan aset fasilitas mencapai Rp2.592.017.258,-. Potensi penghematan biaya yang dapat dihasilkan dari perencanaan pengembangan aset fasilitas mencapai Rp776.906.032,- dalam satu tahun. Plaza Summarecon Agung is a building unit owned by PT Summarecon Agung Tbk. The existing condition shows that there is an identification of problems in the operation of assets including the physical condition performance that does not meet the Comprehensive Assessment System for Built Environment Efficiency standards (JSBC, 2015). Functional performance has not been optimal, seen from the absence of technology in utilizing natural energy sources to support building functions. Utilization performance also has not been optimal, seen from the relatively high intensity level of energy use. Financial performance has not been optimal, seen from the aspect of relatively high cost, and relatively low asset value. The need for building sustainability achievement encourages retrofitting efforts to improve building performance. The theoretical basis used in this research is the Green Retrofit approach which was adapted from the Liu et.al (2011), Yutong Li et.al (2017), Tan et.al (2018), and Rahmawati et.al (2018). The purpose of this final project research is to determine the asset facilities development planning for the Plaza Summarecon Agung office building based on the Green Retrofit approach. The research method used is descriptive research methods with qualitative and quantitative approaches. The data collection technique was done by interviewing, and documentation study. Asset facilities development planning of the Plaza Summarecon Agung office building based on the Green Retrofit approach is carried out in the dimensions of Lighting, Heating Ventilation Air Conditioning (HVAC), Water Use, Site Use, Electrical, Building Envelope, Transportation, and Green Campaign. The estimated cost for asset facility development planning is IDR 2.592.017.258. The potential cost savings that could result from asset facility development planning amounted to IDR776.906.032 in one year. Keywords: Development Planning, Facility Asset, Green Retrofit.
