Perkembangan Profitabilitas (ROE) pada perusahaan properti di Bursa Efek Indonesia Ditahun 2012-2016 mengalami peningkatan dan penurunan. Tujuan penelitian ini adalah menganalisis dan mengkaji sejauh mana perubahan Profitabilitas melalui Modal kerja dan Keputusan Investasi pada perusahaan properti di Bursa Efek Indonesia baik secara simultan maupun parsial. Sampel dalam pelitian ini sebanyak 6 perusahaan properti yang terdaftar di BEI. Analisis Path dan uji hipotesis menggunakan t-statistik digunakan dalam penelitian ini untuk menguji koefisien jalur atau parsial serta f-statistik untuk menguji keberartian pengaruh secara bersama-sama atau simultan. Hasil penelitian menunjukkan secara parsial bahwa perubahan profitabilitas berpengaruh signifikan oleh modal kerja serta perubahan profitabilitas berpengaruh signifikan oleh keputusan Investasi. Sedangkan modal kerja dan keputusan investasi terdapat hubungan positif yang rendah berpengaruh signifikan. Variabel keputusan investasi dan modal kerja dalam penelitian ini merupakan sama sama variabel yang paling berpengaruh terhadap profitabilitas yang ditunjukkan dari nilai koefisien determinasi atau R-Square yang diperoleh sebesar 23,8%.

The development of the companyÂ’s profitability in the property sector 2012-2016 period have increased and decreased. The purposeof this study is analyze and assess the extent of changes in profitability through working capital and investment decisions at property either simultanneously or partially. Samples in this study were 6 property companies at BEI. Path analysis and hyphothesis testing using t-statistic used in this study to examine the path coefficients or partial f-statistics as well as to examine the mean effect together or simultaneously.The results of this study indicate that partial changes to take effect siqnifikansi profitability by workin capital and change in profitability have a significant effect on investment decisions.Meanwhile, working capital and Investment Decisions are low positive corelation significant effect. investment decisions and working capital variables in this study is the most influential variable on profitability shown from the coefficient of determination or R-Square obtained 23,8%.
