PT Summerville Property Management merupakan perusahaan yang bergerak di bidang pengelolaan properti yakni unit apartemen dan office building. Saat ini, terdapat beberapa permasalahan strategic mengenai pengelolaan aset dalam empat (4) siklus hidup aset yakni perencanaan (planning), acquisition/perolehan, operasi dan pemeliharaan (operation and maintenance), yang mengakibatkan kerusakan aset fisik berupa fasilitas penghuni dan tenant kantor sehingga menyebabkan penurunan indeks kepuasan penghuni apartemen dan tenant gedung kantor. Tujuan penelitian yaitu untuk mengetahui bagaimana strategi pengelolaan aset operasional pada apartemen dan office building area Kelapa Gading yang dikelola PT Summerville Property Management. Teori yang digunakan dalam penelitian adalah teori strategic asset management (SAM) yang terdiri siklus hidup aset, perencanaan, acquisition/perolehan, operasi dan pemeliharaan. Metode yang digunakan dalam penelitian ini adalah metode deskriptif, pendekatan yang digunakan adalah pendekatan kuantitatif dan kualitatif dengan teknik pengumpulan data berupa triangulasi yakni wawancara, observasi, dan studi dokumentasi. Teknik analisis data adalah teknik deskriptif dan. Hasil penelitian pada tahap yang pertama perencanaan (planning) adalah perusahaan seharusnya mempunyai metode perencanaan kebutuhan aset dan standar minimum stock spare parts dan consumables. Kedua, pada tahap acquisition perusahaan harus menerapkan strategi dalam melakukan budgeting biaya siklus hidup aset operasional (life cycle cost). Ketiga, pada tahap operasi dan pemeliharaan (operation and maintenance), strategi perusahaan dalam menerapkan preventive maintenance harus dioptimalkan. PT Summerville Property Management is a company engaged in property management, namely apartment units and office building. At present, there are several strategic issues regarding asset management in four (4) asset life cycles, namely planning, acquisition / operation, operation and maintenance, which result in damage to physical assets in the form of occupant and office tenants, causing decrease in satisfaction index of apartment residents and office building tenants. The research objective is to find out how the management strategy of operational assets in apartments and office building areas of Kelapa Gading is managed by PT Summerville Property Management. The theory used in research is the theory of strategic asset management (SAM) which consists of the asset life cycle, planning, acquisition / acquisition, operation and maintenance. The method used in this thesis is descriptive method, the approach used is a qualitative approach with triangulation as data collection techniques in the form of interviews, observation, and documentation studies. Data analysis techniques are descriptive. The results of the study are at the planning stage, the company does not yet have an asset planning method and minimum standards of stock spare parts and consumables. At the acquisition stage, the company has not implemented a strategy in budgeting the life cycle costs of operational assets (life cycle cost). While in the operation and maintenance stage, the company's strategy in implementing preventive maintenance is not optimal, and the results of maintenance performance data are inaccurate.
